QB Land Sales & Acquisitions Co (QB Land) is always searching for land with investment or development potential by either directly purchasing the land from the owner for our own development projects, or by forming a joint alliance with the landowner on a contractual agreement for us to provide starting capital and offer financial assistance for the architectural planning, legal, labour, building material costs and marketing of the property, in return for a percentage share of the completed project.

Design Team for any Planning Application are:

  • Architect
  • Planning Consultants (If required - depending on the complexity of obtaining planning permission)
  • Structural Engineer (Degree of input will be depended on the complexity of the scheme)
  • Engineers (Degree of input will be depended on the complexity of the scheme)

Other fees: Measured Surveys, Local Authority Planning Application Fees, Utility searches, Archaeology search etc. However, the full team may not be needed as this depends on the scale and complexity of the scheme. The main consultant for any project is the architect and indeed he is the largest fee expense at the planning stages. (The Planning Consultant may become the greater expense but this will depend on the complexity of the project).

QB Land will carry out searches with the local UK Land Registry Offices to verify ownership details and identify any discrepancies before a surveyor is sent to examine the land and perform any soil tests if necessary.

The surveyors report will determine and be the starting point for our finance and planning department to asses and evaluate the overall feasibility of the project before an agreement can be drawn up and finalised.
